The reason I went with Americash for refinancing my home was that they offered the most competitive rate. I locked the rate for 40 days by paying $595. I then looked up the reviews for this lender and saw horror stories on how bad they were. I was scared and nervous whether they will ever close the loan because I needed to close the loan in time for a personal reason. I had already sunk the $595 so I decided to wait and see.
There was really nothing to worry about. I closed my refinancing loan in about 30 ? 35 days. I dealt with Craig Whitehead (sales person) and Laura Jaramillo (loan processor). They were professional and courteous throughout the process. My credit score is around 800 and I provided them all the documentation that they asked for very promptly. Having done other mortgages recently, I do believe that their documentation requirements were more demanding than others, but if you can provide all documentation they ask for and have a good credit score, you can get an excellent rate with Americash.

One of the worst experience of my life, HUD was approved 2 days before the closing, and on the day of closing no money in escrow and when called by my attorney they told underwriters are working on it and they can't issue because they need addendum. 8 people sitting on a table and we have to correct and prepare few addendum because of their mistakes, they do lots of mistakes in preparation of documents. Even if they lock your rate at last minute they will try to change it when you don't have any options to go somewhere and option they will give you is

Change the rate
OR
Cancel the loan

It was worst experience and every stage I had issues with them, Please don't go with them if you want peace in life.

When my offer was accepted for my first time home purchase I was thrilled to close escrow. Without any different, I went to my local bank and who quoted me 4.00% plus $3000 in lender fees. I was prequalified and the escrow was supposed to close in 30 days.

The following week I called Americash. Americash quoted me 3.75% interest rate plus no lender fees. However, I was concerned that Americash could not close on time. Since I had already paid a deposit with my bank, I was reluctant to pay again. Americash offered to pay my appraisal deposit for me in order to lower my out of pocket cost and they said that closing within 3 week would not be a problem.

Americash delivered on time and was very professional. My loan officer gave me the good faith estimate the first day and I with the exact same rate and fees which were zero. Even though they were out in California and far from my house, they did a terrific job. I can?t believe that I almost paid .25% more in the interest rate with my bank. Thank you Americash and staff.

After shopping around through my current mortgage broker and through several internet lender, I found Americash to be the lowest interest rate with lowest closing costs. The service was excellent and I closed within 30 days. I highly recommend this lender.
Good until you commit. AWFUL Afterwards.

I worked with James Lowell.

When shopping around for quotes, every company I talked to was offering 3.875% or above. James quoted me 3.75% and I jumped on it. After submitting everything required for the application (no small task), he informed me that he made a mistake and the rate was actually 3.875%. Since I didn't want to re-do the work with another company to get the same rate, I just accepted the 3.875% with Americash.

The rate-lock they provide expires after 30 days. Because of this, at the beginning of the process, James advised that we move the settlement date up four days to keep the rate.

Everything appeared to be going well afterwards. The appraisal was performed in a timely manner and underwriting was asking for all my paperwork (tax-returns, pay-stubs, etc). I submitted all the paperwork in a timely manner but it appeared as though they weren't doing anything with it.

With about a week left before closing, I called James to express my concern with the lack of underwriting's progress. He said he would talk with underwriting to make sure they were ready for the day of settlement.

About two days afterwards, I called the underwriter to check on the progress and she was still sitting on it; her reason was that nobody told her the closing date was moved forward. I immediately called James, and he was very defensive and cavalier, asking "What difference does it make if we aren't ready in time for your closing date? How does it impact you if we have to delay everything?".

The next day, he called in a much more humble tone and said they were working hard to progress everything but would miss the closing-date by a day.

We pushed back from first-thing-Monday to last-thing-Tuesday. They sent the information for the HUD form on Saturday and it was all wrong (Tax rates, interest rates, reserve requirements, EVERYTHING). It took several iterations throughout the day on Tuesday to get everything correct. My required closing costs in each iteration swung wildly from $8k to $11k to $6k (I remind you that this was going on during the day-of-settlement)and I didn't get the final number until about an hour before settlement. Because of this, I had to get the cashier's check made on the way to settlement (thank god the bank was open at that time).

The bank faxed the final forms to the settlement-site, and after seeing how many mistakes were on the HUD, I kept an eye out for more errors, which, of course, there were (one form had my monthly payment being $400 more than it should have been). We had to call Americash from the settlement table and wait for them to fax over the corrected forms.

All-in-all, I got the rate I was promised (sort of) and they were only a day late; however, I had to pull my hair out throughout the last week or two of the process. If you chose to use these guys, you need to keep a close eye on their progress and be prepared to correct tons of mistakes on their paperwork. Very, very sloppy.

They promise a fast and painless close to sign but ask you for th same items over and over. Very fast to get my card money to lock hen poor service. Very bad service.

I was going through a very bad loan process with a broker and after closing they wanted more money. Based on a call with a representative of Americash and reading the web site reviews, I walked away from the broker even though I had paid for the appraisal, etc. I am glad that I did. Americash is by far the best mortgage lender I have worked with (and I have worked with several over the years). Robert Maya and his team were very professional, easy to work with and fast as I was leaving the country for a trip and needed to close fast. Web reviews were all I had to go on and that is why I am writing this one ? hopefully to help comfort someone thinking of using Americash.

It was a great experience working with you and your team. As you know, my last loan was a horrible experience and I actually called Americash and based on that phone call walked away from the loan even though I had paid for the appraiser, etc. and lost money. I would like to go on your web site and say as much as I based my going with you on recommendations on the web. It really helped.
