Had I had a choice of lenders I never would have chosed Green Tree. My mortgage was transferred from Bank of America. They have had my account for less than three months and I am shopping around for a refinance. What I wouldn't give to have BoA service back!
I had problems immediately when I tried to get set up on their auto-pay system.
Green Tree's website very rarely works and when it does, it offers very little in the way of information for mortgage customers. Trying to get someone on the phone is often a challenge. I can't count the number of times I have been disconnected.
When I was trying to work through a homeowners insurance claim, my account representative was helpful over the phone but Green Trees red tape made the entire process go remarkably slow.
Overall, I am incredibly, incredibly disappointed with every aspect of Green Tree.
If they suggest a later payment date...

Let me share my recent learning about our new mortgage care taker - Greentreen.

If you call and are unemployed as I am, and the agent suggest to delay your payment until the end of the month as long as they can go on and set up the transaction to be directly debited from your bank account. BEWARE!!!!! it's a ploy to get you to pay a fee of $12.00 for the telephone call payment AND what they don't volunteer is that you will also get a late fee slapped on your account if you are paying after 17th. The impresion is that there are no other fees beside the $12. BUT there could very well be a late charge.

My late fee is fairly standard and it is calculated as 5% of your mortgage payment. So in my case this would be an extra $67 a month.

Let me add that as long as you are unemployeed there is nothing they can do for you in terms of deferral or mortgage assistance. You may get some help with a lower interest rate if you are employeed, but I would read all the find print and total up the total payout. I am sure you are going to get screwed some how.

I have read some of the reviews below and echo the same sentiment, it seems as though green tree is not as prepared or organized enough the volume and complexities of the over 100,000 new loans they have procured. Further I find that their customer service is poorly informed and a little overwhelmed it is my contention that with so many calls that they are receiving on a daily basis it is they might be frustrated and over worked. The 12 dollar fee is really unnecessary, it?s like they want you to be late on your payment in any case, I?m hopeful that the issues will lessen as they acclimate to the new accounts

After reading all your reviews seems we're all in the same about. BofA sold our loan to Green Tree in November were told not to pay mortage and by law Green Tree had 15 days to get in contact with us, took a month then received 5 letters at once but we still weren't in the system. Try to call tell and you have to leave message 5 different addresses. Then today found a flyier on our "DOOR" to contact them right away - called the number and got voice mail - WTF! I say lawsuit against them and BofA

I came home from a vacation mid November to find a letter that BofA sold my account to another lender. OK whatever but I had already sent my November payment to them in October. In the letter I was told not to worry about payments sent because they would be forwarded. Then I received a letter from Green Tree(mid November) stating that they are the new lender and to send payment to them. This letter consisted of 2 paragraphs with no amount due on or new service contract. I believe they had their account number in the corner of letter but not my old account number from BofA.I thought it was a scam due to the fact of how unprofessional the letter looked. I started receiving calls from GT on November 16 stating that I was late and what was I gonna do. I told the lady what I thought of their letter and that I had already sent payment to BofA. I guess they received the payment the next day because they quit calling. I wasn't charged a late fee due to the "transition" stage of loan but the customer service was horrendous and degrading. I assumed that this treatment was just a one time deal due to all the confusion regarding the loan transfers. NOPE... they are starting the harassing phone calls this month again.I sent my payment in the first week of December and it has yet to be applied to my account. I have yet to receive a contract agreement from them since they are obviously not abiding by the contract I had with BofA. It seems they are trying to get you to pay the $12 fee via phone payments or pay the late fee since they don't process mail in a timely manner.
Do not use them!!

My home loan was sold to Green Tree from BOA last month. I received a letter from green tree which said I would receive my first statement around the 16th of November. Well come late afternoon November 15th I get a call from them saying my payment is past due and if I don't pay it I will be charged a late fee. They couldn't seem to comprehend the fact that I did not receive a statement from them and had no idea the amount or where to send a check... I finally had enough as I was under a great deal of pressure at the moment due to my job and paid the bill over the phone using my bank account. (oh yeah with a $12 processing fee). About a week after this I received the bill finally and shortly after another letter. This letter stated that I verbally agreed on the phone to have my bank account electronically debited every month from them with the 12 dollar service charge added on each month. I at no time agreed to this.. The exact same thing is happening to one of my friends so this is not an isolated experience. I would strong recommend not dealing with Green Tree.

Absolutely the worst mortgage servicing company that I have ever encountered. I own several rent properties and have had no less than 30 plus mortgages.
I have two properties serviced by Greentree. Every year they impose their insurance on me when I already have insurance. Multiple FAXES and phone calls are ignored.
I intend to actively seek an attorney to start a class action suit. Feel free to send me an email if you are interested.

I received a wonderful letter from BofA saying they sold my mortgage. Unbeknownst to me, they sold it to the devil himself. This is THE WORST COMPANY I have ever delt with. They raised my mortgage by almost $50, they charge you $12 to use their online payment, Their employees, especially Matt, (he actually yelled at me because I did not want to pay the mortgage increase over the phone and pay an extra $12) are rude and disrespectful. I wonder what the BBB will do about them.

Our home equity loan was sold from Bank of America to GreenTree...i blame Bank of America for this fiasco. Greentree is the rudest lender I have ever dealt with. we are shopping around for a different company...perhaps our credit union...even though we have less than 5 yrs. to pay...remember...we are protected by the better business bureau and all lenders are subject to federal regulatory rules...including customer service...i don't ever want anyone to deal with this arrogant rude co. I wouldn"t deal with Bank of America again either !
