I closed with Pulte Mortgage in Dec. 2011. I loved my sales Rep Joanne, very sweet and kind hearted. I worked with the Denver Crew for the lending process and it went pretty smooth. I worked with Amy and Shelia. Both women were great and would always return my call. My closing went smoothly and I had no complaints. However, I have found small problems with my home ie. cracks in the walls, uneven drywall, carpet tears etc. since we moved in.
Buyer Beware !!

Just recently purchased a Townhome in NC. I am sorry for many reasons for going through with this process. The Field Supervisor was/is the only bright spot with this company. The Sales Team lies and the Mortgage Division lies and are rude and very unprofessional. Pulte offered an incentive for upgrades. Inflated the selling price. Claimed selling for $217K when in fact upon apprasail never had the property listed for more than $204,700.00. Ate up much of the incentive money on the mortgage side by inflatting closing costs and applied 1/2 a point at closing. When Pulte leveraged for our business waived all points as we had a rate offer from RBC Bank and Pulte wanted our business. Skirted a safety law my adding "mulch" to raise the height of a drop from an entrance walkway. Law is 30" and with the mulch they came up to 28" inches and refused to add a hand rail, making entry/exit unsafe for elderly and or the very young. When asking the Sales Rep of "Radon" in the sub-division the Sales Team said "oh we do not get those reports" yet covered their interest in every way as to not offer any remediation unless the average comes in at 4 or less. Ours came in at 3.3 which is a very unsafe level. It is not Pulte's fault if there is Radon in the sub-division but by installing a system pre-construction would not only save everyone money but alleviate for invassive proceedures to add a system post-construction. The Mortgage side of the process was a COMPLETE MIGHTMARE !! My wife and I have incredible credit and put more than 50% down up front in cash, only to be treated in every way like dead-beats. Forms that had absolutely nothing to do with us were presented and we were forced to sign if we wanted the "pleasure" of working with "THEM", even though we have stellar credit. Their process of electronic application does not allow to review of documents without signing that you accept them. We will fix everything about this Townhome, pay off Pulte and NEVER do business with them directly ever again. Shame they have zero customer service skills and build in nice areas, really put a bad taste in our mouth and I will never promote anyone I know to do business with them.

Pulte makes a great home and I am very happy with the home itself. Pulte Mortgage, especially the group from Denver was an absolute nightmare. These guys were so unprofessional it was disgusting. I guess most people are timid and dont like confrontation. They were in for a suprise with me. I have no problem calling it how it is and that is just what I did with these incompetent people. They asked for information that was not needed and were very quick to point fingers rather than take responsibility. To say the least I am 4 days from closing and they are delaying things once again despite the fact they had my file for over two months. These guys have zero ethics and truly treat you like just another number. They told me that if I didnt insure the house for the cost of the loan then they would not give me approval for the loan. Thank God I have USAA and they are always looking out for there customers. Come to find out this practice is unlawfull and despite my bank providing them proof of the law they wouldnt back down. I went as far as calling the insurance bureau and they also told me it was against the law and to file a complaint so they could put them in compliance. You better believe I will be doing this. I could go on and on but I think you all get the point. Last thing stay away from CATHY REID as she is the rudest and pushiest person I have ever dealt with. Again PULTE makes a great home but the mortgage dept is horrible.
Pulte is not worth the discount

I was already approved through another company but pulte offered an additional $4000 cash back. I now see you get what you pay for.

6 weeks in and they kept finding new ways to delay my closing. New paperwork here, missed info there. I swear they get a bonus for the more they delay you.

Switched to a local lender had it done in 3 weeks.

Best part is a week after I moved into my new home Pulte calls me and say they approved my loan. HA!
ALWAYS USE LOCAL LENDERS>>>

The sales rep was quite professional,but loan officer, OMG... Took 4 months to go through the paper work, asked for tons of proof and everything but what happens finally!! They don't even bother calling us back letting us know if the loan was approved or not approved. My husband called them at least 20-25 times and left voice mail but in vain.. No one calls back to give an update. Thank God, we had a month to apply for elsewhere. Go with WellsFargo.. Very professional and smooth process. Buying a house is a stressful event to begin with, you don't want unnecessary delay with Pulte Mortgae.. They ARE THE WORST SERVICE ....

Closed today with Pulte mortgage. As with others, the sales rep and field supervisor were excellent. But Pulte mortgage is a whole different issue. You are treated good until you are onboard with them. Then they are neither helpful or in my opinion competent. Our case handler took a weeks vacation but did not notify us or have another person handle our case. He kept telling us everything was good but then something kept coming up last minte to delay closing many times. Their company is making a lot of money from the client so they should treat the clients a lot better than they do. Worst customer service I have ever experienced. I recommend Centex homes but you definitely need to use a different lender.

Just closed with Pulte Mortgage. The sales rep selling us the house was great. The field supervisor was changed on us and the new one was not familiar with our model - frustrated and worried but it turned out OK. Pulte mortgage was an issue. Being in another state, there were multiple people handling our affairs and the left hand did not know what the right hand was doing. If we had an issue with someone, another person called us and pretended like they didn't know about the issue. We paid 1.5 points we did not know about until it was too late into the process. If we had to do it over again, we would get a bank with a local office in the area and deal with them. I cannot emphasize that enough. I would NEVER do business with Pulte Mortgage again - inflated costs ate up the incentive. I would buy a Pulte home but finance it elsewhere.

I am in the process of buying a new build from Del Webb / Pulte at Sun City Festival. It has been a great experience. From the stay at the Villa, opportunity to meet the residents and look both on site and the surrounding area through the business side, I have no complaints. Ms. Elaine Ransom is a great sales associate. Truly lucky we were assigned to her and I recommend anyone reading this should ask for her. The loan process was easy. I applied on-line and received the phone call from the Loan Counsulant (who retired and then I was assigned another). The counsulant verified the info. on the application and went over the process with me. The new one, Sandra McDonald has been great. Responds to my
e-mails and phone calls. Always prompt in getting back to me. My Loan Processor, (also changed hands)current one Natalie McGinley has also been terrific. Last month I did a refi. with Wells Fargo in CA., they would also of course like the new build loan. I received their offer and relayed it to Ms. McDonald. Today I received Pulte's offer, the rate was good and they picked up the discount points so I could obtain that rate. In 6 weeks I will get the keys to the new home. Based on the team I got lucky enough to work with, from Elaine to the loan ladies to B.J. Ross the Field Manager, I have been quite happy to work with such true professionals who know how to deliver great customer service.

my husband and I recently relocated from NY to GA, we have been house hunting for months and he found a nice subdivision through Pulte / Centex. Our sales consultant is wonderful, very honest and keeps you updated. However to wreap the closing incentives you must go through Pulte mortgage. I submitted my application and was not contacted until almost 5 business days later. I was given my loan consultant who made 2 phone appointments with me, both of which I had to schedule on my lunch hour at work. Both were a complete waste of my TIME! and I was told on the 2nd appointment that things can get pretty cray there so if I did not hear from him within 3 days to contact him. This is VERY unprofessional!! I contacted him after not hearing anything and have yet to get a response. I have never dealt with such CRAP! I will never in my life refer this mortgage company..

Because of my builder promised of incentive if I get my loan through Pulte Mortgage, I did. At first everything seem fine, submitted all my paperwork and all that jazz. Then my signing date is schedule on the 15th, received an email from the loan processor on the 14th (less than 24 hours prior to signing date) saying I needed to submit more paperwork. I WAS FUELED AND FURIOUS AND SOOO BITTERLY ANGRY. I had submitted all the forms and was approved with conditions from the getgo, that was over 2 months ago and they finally got their unprofessional bum around to my file a day prior to signing date. If I had more time and wasn't crunch to move in asap, I would dropped them immediately and get a loan elsewhere. To add to the mix this was how she (the loan processor) ended the email she sent me "Thanks so much for your patience in this busy time!" what a loddacrap!
